Bowman Real Estate's current listings sit at the foot of this page, one card each, built from the listing record rather than typed in by hand.

Today that is the Coulson Church Road tract at I-77 Exit 19 in Austinville and the Inn and Cabins at Volunteer Gap near Fancy Gap. Neither is described here. Each has a page of its own, and its card links through to it.

What this page covers is the presentation: what a card carries, where each line comes from, and what changes the day a property goes under contract.

On every card

Six land facts on every card.

A photograph and a price make a listing look complete. Every Bowman card carries the same six facts underneath, in the same order, all of them off the listing record: road frontage, topography, utilities, acreage, access and restrictions.

  • Road frontage. The footage the record states, and the road it fronts.
  • Topography. Whether the ground is level, rolling, or sits above the road.
  • Utilities. What reaches the road already, and what a buyer would have to bring in.
  • Acreage. The figure the record carries. Only a survey settles it exactly, and a survey is a surveyor's work.
  • Access. The road the parcel is legally reached from.
  • Restrictions. Covenants and easements of record, and zoning where the locality has an ordinance. Not every locality in the six counties we work has one.

Soil is the one thing a builder needs that no card can carry. How we read land covers where that answer comes from, and the builder page sets out what each of the six decides about a build.

Where the record does not carry one of the six, the card prints Ask Lowell in place of a value. That is not a hedge. It means nobody has put the figure on the record, so Lowell goes and gets the answer rather than filling the line with a plausible number.

How to read one

What a card says, and what it cannot.

A card is built to be read straight down, and every line on it is either the record's or marked Ask Lowell.

The badge on the photograph is the status. The figure under the location is the list price the record carries today. Beneath that sits the one-sentence description, then the six facts, then the link through to the property's own page.

What a card cannot tell you is whether the ground will do what you intend to do on it. That is the five-factor read we run on a parcel, and it belongs before an offer, not on a listing sheet. Neither a card nor a read replaces standing on the ground, a title search, or the licensed professional whose job each of those is.

When it changes

The day it goes under contract.

The day a property here goes under contract, its card says so. A card cannot outlive the record behind it either: if a listing leaves the MLS while this page still calls it Active, the site does not build at all.

Some of that is how we prefer to work. Some of it is the rule. The Virginia Real Estate Board's advertising regulation, 18VAC135-20-190, speaks to both.

Any property information provided by and in control of the licensee in any advertising must be consistent with the property condition and the property's current contract status.

All advertising must be updated in a timely manner whenever there is a material change to the listing status or property descriptions.

Read the second one closely. The duty attaches to a material change in the listing status or the property descriptions. Price is not a word that regulation uses. We refresh price at every build anyway, because a figure you cannot rely on is worse than none.

How it goes depends on the property. Bare ground is walked. A property with a business running on it is an appointment, because people are working in it. Either way, say who is coming with you: what a builder or an engineer wants in hand is easier to gather beforehand than to chase afterward.

Why it is short

A short book, on purpose.

This page will never be long, and that is deliberate.

Bowman Real Estate works the land end of the market: acreage, farm ground, development tracts, commercial frontage, and property with a business already running on it. Ground like that is bought for what it can be made to do, and its buyer arrives looking for one particular thing.

Why are there so few properties on this page?

Because this is a land and development office rather than a volume shop. What Lowell lists is acreage, development tracts, farm ground and commercial frontage, and ground like that is bought by people looking for one particular thing. A short book that is accurate beats a long one that is not.

Can I drive out and walk a property on my own?

What if nothing on this page is what I am after?
