The site decides the budget

A lot that needs a long driveway, a lot of grading, or a pumped sewer line can cost more to build on than the land itself. A developer's read on the parcel comes before the floor plan, and it is where most of the surprises live.

Before a builder can bid

Six things we check on any lot

Five of these six are also on every Bowman listing card; soil is the one that waits on a septic evaluation. A bid made without them is a guess.

Access

Legal access to a public road, recorded, and a driveway entrance VDOT will permit where it meets a state-maintained road. A landlocked parcel or a shared easement changes everything downstream.

Road frontage

How much of the parcel touches the road, and which road. Frontage sets where the drive can go and, on a larger tract, widens how the ground can later be divided, though some county rules allow lots without it.

Topography

Where the level ground is, how much cut and fill it takes to make a pad, and where the water goes when it rains. Grade is the site cost people underestimate most.

Utilities

Public water and sewer, or a well and septic. Power at the road or a run to the site. Natural gas and internet where they exist. Each one is a line item, and some are large.

Soil

With no public sewer, the lot needs a septic permit, and the health department grants it on the strength of a soil evaluation: the soil profile, the slope and the seasonal water table. A percolation test is only one of many criteria. No approved sewage system, no house.

Restrictions

Zoning, recorded covenants, easements, setbacks and floodplain. Some parcels in our area carry no zoning at all, which cuts both ways: fewer limits on you, and fewer on the neighbor.

Do I need to own land before I talk to a builder?

No. Many people start the builder conversation and the land search at the same time, and that is often the better order, because the builder's needs (a level pad, a driveway entrance that can be permitted, room for a septic field) tell you which lots to skip. If you are still looking, say so on the form and we will run both at once.

Can Bowman help me find land to build on?

Yes. Land is the specialty. We read a parcel for legal access, grade, utilities, soil and restrictions before you make an offer, so you buy a lot you can actually build on. Our current listings are on the homepage, and we search for buyers who have a specific site in mind.

What should I know about a lot before I get a bid?

Access, road frontage, topography, utilities, soil and restrictions. Those six items decide most of the site cost of a build, and a bid made without them is a guess. We pull what the county and the MLS record show, walk the ground, and hand the builder the facts up front.
